If you are looking for a rental property for longer than a year, I strongly advise against renting through Forsyth Real Estate. My family and I were reliable, responsible tenants, yet we were forced to move out after just one year for unfair reasons.

1. We Paid Rent on Time – We never missed a payment and always paid on time.

2. We Maintained the Property Well – My husband and I work full-time (10-hour shifts), and our daughter attends school and after-school activities. We eat out frequently, so our kitchen remained exceptionally clean, with no grease or mess. We also cleaned the unit regularly.

3. We Followed the Lease Agreement – We are non-smokers and adhered to all rental rules.

4. We Had Good Relationships with Neighbors – We were friendly and respectful to our neighbors.

5. We Had a Stable Income – With two full-time jobs, our financial situation was stable and secure.

6. We Wanted to Stay Long-Term – Despite our intention to continue renting, our property manager, Lisa, forced us out after just one year.

Her reason? She claimed we had "too many things." Yes, we did have personal belongings, but:

Everything was stored neatly in drawers and well-organized.

We had moved from a larger unit to a much smaller one and were actively reducing our belongings over time.

We donated to charity and decluttered as much as possible, despite our busy work schedules.

Yet, Lisa was not understanding or patient with our situation. Instead of working with us, she evicted us simply because she didn’t like how much we owned.

To anyone considering renting through Forsyth Real Estate, beware—if you’re looking for long-term stability, this is not the agency for you. Their lack of understanding and empathy towards tenants is shocking.

I sincerely hope Lisa and the agency develop more compassion and understanding for people’s different circumstances.

If you’re looking for a home, choose a real estate agency that actually values good tenants.

Lisa Lightfoot has been a veritable warrior of a Real Estate agent and property manager for me. I bought a lower north shore property from Forsyth a decade ago, and Lisa herself has managed it since then. Great marketing, quality tenants, no gaps in rent and no unusual issues, damage etc. She’s honest, tenacious, responsive, reliable, proactive and has the magic touch in delivering perfect results so valued by those owning investment properties. You won’t find better than Lisa and should consider yourself lucky if she’s able to add you and your property to her books.

We rented a home from Shu Zhang in her private capacity, for six months and it was a truly appalling and unscrupulous transaction. As she and her partner were unable to afford to maintain their rental property it was left without cooking or heating facilities despite a high rent fully paid. They then had to sell and tried to extort money for their flooring repairs from us. They continued to a tribunal meeting despite my being in hospital and unable to attend (they have the ability to agree to an adjournment). I won’t buy, or rent a home from anyone that has anything to do with this person. The worst kind of behaviour.
